Duty Planner 

Council provides a free duty planning service between the hours of 9am and 12pm Tuesday to Thursday.  

During this time a duty planner and building surveyor are available to answer questions you may have about the planning system, your development and about what you can do on your land.  

This advice is provided in good faith, free of charge and is for guidance only. 

Pre–DA Meeting  

For more complex applications it is recommended that you book in for a Pre-DA meeting with Council.  

At this meeting, a Planner and other relevant staff will be available to provide feedback and advice on your proposed development. This is a good opportunity to get an understanding of whether the development is viable and what constraints and/or requirements may need to be addressed.  

A pre - DA meeting is NOT recommended for minor development such as sheds, pools, decks, dwellings and the like and is recommended only for larger more complex developments and highly constrained sites.  

Pre-da meetings cost $320 and can be booked by emailing council@armidale.nsw.gov.au.  

Once a planner had received your booking request they will be in touch to organise a suitable time. The meetings are scheduled for 1 hour and can be held by zoom/teams if required, with detailed written advice being provide after the meeting.

  • Site plan

  • Any other supporting documentation
