For information relating to future development on flood prone land, developers should commence with reading Council’s Development Control Plan(PDF, 7MB) . Due to the planning constraints associated with development on flood prone land, Council strongly recommends seeking advice from professional flood engineers and planners when planning for development. Council will be willing to provide advice at the early stages of planning by contacting Council’s Development and Certification team and requesting a meeting to discuss potential issues.
Armidale residents may also apply for specific information on their property by completing a Flood Level Application Form.
For Complying Development on flood affected lots, A Flood Hazard Certificate (FHC) can be applied for via submission of the following form (link here to form). A FHC will identify minimum flood heights, flood hazard characterisations and whether the land is identified as a flood storage area, a floodway or a flow path. A fee is applicable for submission of a Flood Hazard Certificate. The fees can be found in Council’s fees and charges document (link here to fees and charges).

For more detailed site-specific flood information including flood hazard characterisations or flood levels and minimum floor heights for a specific site, residents can also apply for a Flood Hazard Certificate as per above.
Council currently has no flood study information for the Guyra area. However, some areas of Guyra can experience flooding from overland flow paths. If you have any concerns regarding flooding within the Guyra area, please contact Council’s roads department.
