In consultation with key stakeholders, detailed design works were completed in late November 2022, to upgrade the Armidale and Guyra saleyards. The project has been funded under the Bushfire Local Economic Recovery Fund, co-funded by the Australian and NSW Governments.

The project timelines were impacted by cost escalations to materials and labour increases which required a funding variation increase.

Shay Brennan Constructions Pty Ltd have been the successful recipient of the contract through the tender process, and will complete the works for both Guyra and Armidale Saleyards

The Guyra and Armidale Saleyards upgrade project will provide significant infrastructure upgrades and investment into the region. The agriculture industry provides critical economic value to region, and this 9 million dollar upgrade should allow for increased operationally efficiency at both sites as well as addressing identified safety concerns at both sites. Furthermore, Armidale Regional Council are making meaningful efforts to minimise environmental impacts throughout this project delivery and promote sustainability on a wider network to our community.

The upgraded timeline is scheduled to commence in July 2024 with a conclusion date to be set for early 2025.


Guyra Saleyards

The project involves the demolition, removal, and disposal of the existing timber sheep yards, followed by the staged construction of new steel sheep yards.

Concurrently, we will upgrade the stock watering system in coordination with the yard construction.

Additionally, there will be an upgrade to the surrounding roads, focusing on the basic elements of the ring road.

Finally, the cattle yard will be relocated to a new position to improve overall site functionality.


Armidale Saleyards

The project will begin with the demolition of the existing sheep yards.

This will be followed by the installation and commissioning of a new solar system to enhance our sustainability efforts.

A wastewater use network will be implemented, along with the construction of bull pens and a sales platform.

We will also install new water tanks and upgrade vehicle parking, albeit on a reduced scope.

Additionally, there will be significant upgrades to the washdown water management system, incorporating water re-use.

Finally, a new office, amenities, and canteen will be constructed to improve the overall facility for staff and visitors.

Update May 2025

In Armidale, significant progress has been made on the Administration Building. The building is now complete, with the exception of the screens electrical upgrade. Additionally, the landscaping and paths around the building have been finished, and grass seeding to the building surrounds has been completed. In the carpark, a second disabled car space has been line marked, light poles have been installed, and the Bundarra Road concrete swale drain is now complete.

At the Guyra site, all sheep yards, including ramps, have been completed. The effluent pond, along with the 'Weeping Wall' and fencing, is also finished. Civil works on the eastern and northern roads, including stabilisation and the installation of a rock blanket, have been completed. The southern hardstand area at the ramps is 98% complete.

Looking ahead, there are several tasks expected to be completed over the next month. In Armidale, the focus will be on finalising the design for electrical upgrades, completing the external screening to the Administration Building, and installing tactile indicators, which are now complete. In Guyra, the upcoming work includes finalising the design for electrical upgrades, completing the southern hardstand area including the concrete swale, which is now complete, and installing lighting poles during the week of 12 May.

Update April 2025

In Armidale, the Administration Building is nearly complete, with only minor painting defects and an electrical upgrade remaining. Landscaping and paths around the building, as well as grass seeding, are finished. The carpark now has a second disabled car space line marked, light poles installed, and work on the Bundarra Rd swale has begun. Over the next month, minor defect rectifications, installation of external screens, concrete sealing of the veranda area, relocation of items from the existing canteen, final cleaning of the Administration Building, and completion of the Bundarra Rd spoon drain are expected to be completed.

In Guyra, all sheep yards, including ramps, are complete, and the effluent pond is finished except for the ‘Weeping Wall’. Civil works on the eastern and northern roads are also complete. Upcoming work includes completing the southern hardstand area, grading and pothole repairs to the western and southern roads, finishing the effluent pond with fencing around the surrounds, and completing the southern hardstand area at the ramps, which is currently 75% complete.

Update March 2025

The installation of fixtures, fittings, and PC items in the Administration Building at Armidale is now complete. The floor coverings, kitchen, and office cabinetry, including benchtops, are also finished. Additionally, the electrical, hydraulic, and mechanical internal fit-off is complete. Landscaping and paths around the Administration Building have commenced.

In the carpark, line marking is complete, and the footings and conduits are ready for lighting installation.

Over the next month, the following work is expected to be completed at Armidale: installation of carpark light posts, completion of landscaping and paths around the Administration Building, concrete sealing of the veranda area, completion of stairs from the carpark down to the Admin entry, relocation of items from the existing canteen, and a final clean.

At Guyra, all sheep yards, including ramps, are complete. The installation of a concrete block wall in the effluent pond has commenced. Civil works to the eastern and northern roads, including stabilization and rock blanket, are complete. The construction of the southern hardstand area has also commenced.

Over the next month, the following work is expected to be completed at Guyra: completion of the southern hardstand area, grading and pothole repairs to the western and southern roads, and completion of the effluent pond.

Update January 2025

Armidale

Administration Building

  •  Internal & external wall linings completed prior to Christmas Break (lock up stage)
  •  Tiling and carpentry fit out complete

Guyra

Sheep yards

The remaining existing yards were fully demolished before Christmas Break.
The construction of the remaining new yards including ramps commenced 06/01/2025 and were 99% complete on 17/01/2025.
Continuation of civil works including new roads, swales commenced 06/01/2025.

Update December 2024

Armidale saleyards

  • Sealing of the carpark is complete.
  • Line marking and final cleanup are pending.
  • Roof and brickwork have been installed.
  • Internal rough-in is complete, and wall lining is now underway.
  • Yard installation is 100% complete.
  • Dust suppression installation is still outstanding.

Guyra saleyards

  • Selling pens are 95% complete, with dust suppression sprinkler heads still to be installed.
  • Drafting area construction has begun.
  • Stages 1 and 2, including the drafting area, are expected to be completed before the 2024 Christmas break.
  • Construction of roads and swales is currently in progress.

Update 17 April 2023

At the meeting with the project team on 21 March 2023, the project manager communicated that the Development Applications forms will soon be lodged for commencing the works.

At the same meeting, the Department of Regional NSW advised that the additional funding application has been reviewed by the funding body. The funding body has come back with some queries and these have been answered in a detailed response by the project A representative of the Department of Regional NSW visited the Armidale and Guyra Saleyards as part of the review of further funding. They were accompanied by a planner from Council with the purpose of them providing guidance on the expected path forward with the upcoming lodgment of the Development Application.

Armidale Regional Council advised they will be carrying out basic road maintenance works to the ring road at Guyra saleyards.

Update 3 April 2023

An application for funding to complete the entire project has been lodged with the Department of Regional NSW.
